The award-winning architects at JFAK set out to create something that spoke to the future of Santa Monica, where the relaxed, contemporary Southern California lifestyle is centered around a connection to nature, comfort and community. Epitomizing their philosophy that architecture is a means to enrich the living experience, AIRE is designed specifically for its location, where open, airy interiors, outdoor living spaces and a crisp, contemporary palette create a vibrant new Santa Monica aesthetic.
The Garden Flats
Nine single-story flats comprise AIRE’s first level featuring 2-bedrooms, 2-baths and expanded outdoor living areas that coordinate fluently with the central communal courtyard. Impeccably designed, light-filled interiors feature rich, subtle details that elevate the living experience, from the thoughtful placement of clerestory windows to the intuitive functionality of the open, chef-caliber kitchen.
The Townhomes
Ten multi-level, 3-bedroom, 3-bath townhomes are situated on the upper floors of AIRE, featuring bright, breezy interiors, double-height ceilings and two-level rooftop decks with views that extend to the Pacific Ocean. The open-flowing great room, the heart of the home, is designed as a gathering place to cook, dine, entertain and unwind.

The Outdoor Connection
Designed to capture the relaxed, outdoorsy style of Santa Monica, AIRE’s communal spaces offer an inviting retreat while fostering a strong sense of community. The vibrant outdoor space was designed with both a communal and an intimate scale so that people could gather if they so please, or enjoy a peaceful escape to one’s self.
Only Two Wheels Needed
Designed for making the most of AIRE’s location in the heart of Santa Monica, two bikes are provided for each residence to encourage integration within the community. Residents can run daily errands or head to one of the numerous farmers’ markets, shopping districts, beaches or nearby restaurants, without the need of a car.
Residents & Guest Parking
The subterranean garage provides residents with safe and secure parking facilities, with two side-by-side parking spaces per residence. The garage also features five guest parking spaces, a rare amenity within the city of Santa Monica.
Private Entry
A warm welcome home, AIRE’s private, gated entrance with keypad access features a modular, living green wall that leads to the courtyard beyond.
Storage
Each residence has a designated, spacious storage unit in the garage allowing each residence to remain organized and streamlined.
Sustainable Features
Sustainability is woven into the design of AIRE’s communal and private living spaces. Each building and living space has been designed to be as naturally sustainable as possible.

Also, within close reach are Santa Monica’s top-rated schools, UCLA, Santa Monica College and the EXPO light rail station, which provides convenient access to downtown and the rest of the city.
